
Canadian home sales rose 0.5% month over month in July 2026, marking a fourth consecutive monthly increase, while actual activity was 5.3% below July 2025. New listings declined 1.6% for a third straight month, tightening the national sales-to-new-listings ratio to 51.3% and moving markets across Canada closer to balanced conditions.
At the end of July, 205,388 properties were listed for sale, while national inventory stood at 4.7 months—the lowest level of 2026 and slightly below the five-month long-term average. The National Composite MLS® Home Price Index increased 0.1% from June, its first monthly gain since November 2024, while the national average home price reached $674,819, up 0.2% from a year earlier.
